What is Pre-Construction?
The pre-construction phase is a crucial step in ensuring the success of any project, regardless of its size. This phase begins once we receive a request for project pricing, assuming all necessary documentation and expert reports are provided. At Steller Group, we place a strong emphasis on the pre-construction process, recognizing its significant impact on delivering accurate and transparent results, which in turn ensures a smooth construction process.
The pre-construction stage consists of five key steps:
- Reviewing project documentation
- Requests for Information (RFIs): Gathering additional documentation or clarifications to ensure precision
- Conducting quantity take-offs
- Achieving a minimum of 60% trade coverage pricing to ensure accuracy
- Summarizing the submission and presenting it to clients, clearly indicating any assumptions (provisional sums) where specifications are unavailable, and contrasting them with actual live pricing from our trade coverage.
What Does This Mean for You?
- Critical Timeline Efficiency: With pre-construction pricing in place, trades are secured as soon as contracts are signed—no delays waiting for quotes. As the builder managing the project, we develop a clear timeline, working with confirmed trade partners and adhering to the established budget from the outset. This provides you with peace of mind and complete transparency throughout the build.
- Reduced Likelihood of Variations and Unexpected Costs: Accurate pre-construction tendering accounts for the full scope of the project with actual live costs, preventing overlooked items that could otherwise result in costly variations and delays, ensuring the project stays on track and within budget.
While this process may take additional time upfront, the long-term benefits for both the client and builder are invaluable. We’ve found that hidden costs, unexpected variations, delays, and extended project timelines are often the most frustrating aspects of a construction project. At Steller Group, our goal is to mitigate these challenges and provide a seamless experience.
